Sellers, It’s Time to Get Off the Fence

There’s never been a better time to sell your home.

I’m standing in front of a home here in Churchill Farms, a smaller neighborhood in the Katy-Fulshear area where homes sell notoriously slowly. The owners of this home have been trying to sell the property for years. When they listed it a couple of years ago, the market was pretty balanced and homes were sitting a bit longer than normal. Since then, they tried to sell it a couple of times but couldn’t get the price they needed for it so they ended up leasing it.

During that time, those clients had moved off to another state for a job transfer, and the house has been tenant-occupied for two years—not very profitable for the owners. Thankfully, the tenants’ lease expires at the end of this month, so this was a perfect time to look at the numbers.

The home went on the market a week or so ago, and within 24 hours, it received over seven offers. Right now, the property is under contract after getting 12 offers in total. The offer we accepted was for $100,000 over the contract price, and the buyer waived pretty much all of their contingencies. Naturally, the sellers are on cloud nine; renting the home for all that time turned out to have a silver lining after all.
